West Modesto – Agricultural Neighborhood Outside the City Limits

West Modesto is a census-designated place or unincorporated town outside the Modesto city limits. It's one of the best Modesto neighborhoods for escaping the urban lifestyle and planned communities and embracing open landscapes of almond blossoms, vineyards, and greenery.

Most homes in West Modesto are modest brick ranch homes and Spanish stucco or Craftsman homes starting in the high $200s to low $300s.

West Modesto winds along the Tuolumne River and Chicago Avenue, with Paradise Road cutting through the center. A new boat launch was just built in the Rouse area to bring river recreation to the West Modesto area. It's the first paved ramp in Tuolumne River Regional Park.
